Puerto-Vallarta-real-estar-market-report-2025

Incredibly, the first half of 2025 has already passed, and it’s time to assess how the broader Bay of Banderas housing market is performing.  This year, thus far, has brought some challenges for investors that are trickling down to the local real estate market.  That said, with every challenge comes opportunities for the savvy and those looking to explore living in our tropical paradise.

Examining all sales data recorded from January 1 to June 31, 2025, here are some key findings*:

  • A total of 641 properties closed during the first half of 2025, with an average sales price of $504,038 and an average of 300 days on the market. This includes built and pre-construction condos, houses, lots, and commercial spaces.
  • Of those transactions, 2 bedroom/2 bath and 3 bedroom/3 bath condos represented 55% of all sales in the first half of the year.

Let’s start with two-bedroom and two-bath units.
