It is hard to believe, but we are now in the 4th quarter of 2025. The year to date has seen its share of uncertainty and change throughout the globe that has impacted the Greater Puerto Vallarta real estate market. In this newsletter we wanted to compare how Q3 2025 compared to Q3 2024.
The market remains stable with a total of 225 sales occurring in Q3 2025 as opposed to 223 sales in Q3 2024. We see the same type of steadiness when looking at the number of days on the market. In the past year, the average days on the market was 250 days compared to 262 days in the same period of 2024.
Looking at sales price, the average property sold in Q3 2025 for $516,561 compared to $476,618 in Q3 2024. This represents an increase of 8% in the average sales price year-over-year.
We also see a slight improvement in the sales price vs list price in 2025. The average property sold for 5% under ask in Q3 2024. In Q3 2025 that improved to 4% under list price.

The data shows that for individuals looking to get into the Bay of Banderas real estate market 2025 showed growth. While not the explosive growth seen in the early post-pandemic years, greater Puerto Vallarta continues to be an excellent option for homeownership or pure investment with return on investments holding steady.
That’s just the numbers.
The intangibles such as quality of life and healthcare, exceptional weather, rental income potential, and rich cultural exchanges make Puerto Vallarta, and its surroundings, a perfect place for savvy investors and homebuyers alike.
