While condominiums tend to be the main driver in Puerto Vallarta real estate, homes are in demand throughout the area. Let’s discuss the different options to consider when buying a home:
Family Homes
Free standing, family homes in a more established neighborhood are likely the rarest type. The Gaviotas and Conchas Chinas are the most well-known of these neighborhoods and features homes on larger lots on winding streets with mature trees, wide streets and local parks. These are popular with families looking to live full time in Mexico.
Homes & Townhomes
There are many areas within the greater Bay of Banderas area that are master planned. This is when there is infrastructure created and lots laid out to build your home. Fluvial and Palmar de Aramara in Puerto Vallarta are two such areas. These areas feature individual town homes that are unique and vary in size, style and interiors depending on who and when they were built. Think of it like a sub-division in the Unites States or Canada. They have city provided utilities like water, sewage and modern electrical hook-ups but do not have community amenities nor any association dues.
Gated Communities
The majority of home buyers typically gravitate to gated communities or cotos. These are master-planned and very greatly depending on area, types of homes and amenities. Gated communities have a central-gate with 24-hour security for residents. They typically also have community pools, fitness area, gardens and community spaces for residents to enjoy. These communities do have HOA fees that depend on residence and amenities. Some cotos, such as El Tigre, feature golf course, tennis and pickleball courts.
In the greater Bay of Banderas, homes are increasingly becoming the go to option for buyers who are looking to establish themselves in the area and desiring to have unique layouts, private plunge pools and privacy.
